Villa Fit-Out in Abu Dhabi: The Steps from Design to Handover

Building or renovating a villa interior involves many decisions and many trades: designers, contractors, carpenters, electricians, plumbers and suppliers. When the steps are clear, the project runs smoothly. When they are not, delays and extra costs follow.

This guide walks through the main stages of a villa fit-out in Abu Dhabi and Dubai, from the first meeting to handover, so you know what to expect.

Step 1: Brief and site visit

Everything starts with understanding your family, your lifestyle and the villa itself. We visit the site, take measurements and photos, and discuss which rooms are included: entrance, majlis, living, dining, kitchen, bedrooms, dressing rooms, and outdoor areas or landscape.

Step 2: Concept and layout

We prepare space planning and a design direction: furniture layouts, circulation, and a mood for materials and colours. This is the stage to rethink how spaces connect, for example moving a wall to open the living room or adding a guest washroom near the majlis.

Step 3: 3D design

Each room is modelled in 3D so you can see the real result before work begins. You review ceilings, lighting, wall finishes, joinery and furniture, and request changes. Approving the design in 3D is one of the most effective ways to protect your budget, because changes on paper cost far less than changes on site.

Step 4: Technical drawings and approvals

Once the design is approved, it is turned into drawings the site team can build from: ceiling plans, lighting and power layouts, joinery details, and flooring and wall finish plans. Depending on the scope of work and the community, approvals from the developer or the relevant authority may be needed before work starts. Your contractor or consultant should confirm what applies to your villa.

Step 5: Materials selection

Tiles, marble, wood, fabrics, sanitary ware and light fittings are selected and confirmed with samples where possible. Long-lead items such as custom furniture, special stone or imported fittings should be ordered early so they do not hold up the programme.

Step 6: Fit-out works

Fit-out usually follows this order:

  1. Demolition and preparation, if it is a renovation.

  2. First-fix services: electrical, plumbing, air-conditioning and data.

  3. Partitions, gypsum ceilings and wall preparation.

  4. Flooring and wall finishes.

  5. Joinery: doors, wardrobes, kitchens and wall panelling.

  6. Second-fix: light fittings, switches, sanitary ware and AC grilles.

  7. Paint, final finishes and furniture installation.

Step 7: Supervision and quality checks

Supervision is what makes sure the built result matches the design. A supervisor checks that work follows the approved drawings, that materials are the ones selected, and that each stage is done properly before the next one covers it. For example, electrical points must be checked before ceilings are closed.

Step 8: Snagging and handover

Before handover, the villa is inspected room by room and any defects are listed and fixed: paint touch-ups, alignment of doors, sealing of wet areas, lights that do not work. Only then is the villa handed over, clean and ready to live in.
